Winter sales in Las Vegas are different- Las Vegas Luxury Homes keep selling!

People are talking about Las Vegas Luxury Real Estate slowing down in the Holiday season. It is true there are fewer sales in winter months, but that does not mean that buyers should take a three month break in their search for a Las Vegas Luxury Home over the winter, or that sellers should put off placing their Luxury Home on the market.

Buyers who have spent some time looking for a Las Vegas Luxury Home know that just about every property is different. It is important to be ready to make an offer at all times of the year. Winter is a great time to shop for a Luxury Home in Las Vegas!

Last year I had sellers who decided to sell their Luxury Home in Summerlin on the first weekend in December. The Holliday season did not stop the serious buyers. I had couples who double parked in front, taking turns looking at the House. It sold over asking and closed escrow in 21 days.

Weather, winter or Holidays do not keep real buyers away. Selling a Las Vegas Luxury Home is not about season or weather. It is about preparing your Luxury Home for sale and PRICE!

My winter advice to buyers: Do not stop looking for your dream Home in winter! Pay attention to the number of buyers at the open house. You could get the best deal on Las Vegas Luxury Home and there may be less competition. If you are the only one there, you may be the only offer the seller receives. You will be in a strong position to negotiate the price of the Las Vegas Luxury Home.

My winter advice to sellers: Price your Las Vegas Luxury Home very carefully at average recent sale price, even if it is less than you expected. Remember in your contract you will have the right to accept or reject ANY offer you will receive.
