Maneuvering the market for distressed Luxury Homes in Las Vegas – What do you need to know?

Although the short sale and foreclosure market is not for everyone, it is allowed many prospective Las Vegas Luxury Home buyers to come across opportunities that they may not have otherwise found. As an agent specializing in Las Vegas Luxury Homes, I’ve been able to gain extensive experience in both distressed and booming Housing markets. The process has given me significant insight into the best ways to conduct successful business in all temperatures of the Housing market. It’s allowed me to offer advice to potential Luxury Home buyers in a way that helps them understand the market, as well as teach them how to maneuver it like a professional Real Estate agent.

First (and foremost): I advise buyers to educate themselves about the local market in order to understand upward and downward trends, and issues that affect each community. The Real Estate market in one area or community may behave dramatically different than the neighboring one.

Second: It’s important to maneuver through the minutia that is involved. Buyers need to find the right Real Estate agent, and be diligent about reviewing the buying-side comparable sales by comparing apples for apples.

Third: Always advise with compassion. Las Vegas Luxury Homes Short sales and foreclosures are usually a symptom of very difficult times for sellers, even when it’s an act of strategic default. With that said, being honest and considerate is a must.  Understanding the emotional aspects and being sensitive to people’s feelings is a critical component of working with both buyers and sellers. To me, buying and selling Las Vegas Luxury Real Estate is more than a financial transaction, therefore everyone deserves to be treated with care and compassion.

Lastly: I recommend patience. Certain strategies can be employed which position a buyer to successfully target and purchase a distressed property in a neighborhood that otherwise they wouldn’t have been able to afford—or simply increase their purchasing power overall.

    Luxury Short Sale is very hard to do. I tried – and was denied. You do need to use a great Realtor for that!
